What is LEED O+M?
The rating system LEED O+M is a set of standards for performance. This system encourages owners and operators to implement improved practices sustainable and reduce the environmental impact of its buildings during their useful life.
Specifically, the rating system LEED O+M addresses the following:

What is the origin of LEED O+M?
In the world there are several certifications that support the improvement of the longevity of buildings and their impacts, such as the Leadership in Energy and Sustainable Design certification, better known as LEED (Leadership in Energy and Environmental Design (Leadership in Energy and Sustainable Design), which is one of the most recognized in the Americas.
In the best cases, if a building is constructed within the parameters of one of the certifications such as LEEDThe life span of the equipment, together with a good construction design, care and maintenance, can be increased exponentially; however, certifications such as LEED are young programs from the late nineteenth and early twentieth centuries, so a large number of existing buildings are not part of the sustainable premise, or at least not with a certification that makes them recognizable as such.
A building can be considered as a living entity in matter, after all, it has a life cycle. Depending on its maintenance and proper handling, its useful life may be extended or shortened.
This topic was foreseen in the 2000's by USGBC (U.S. Green Building Council, USGBC) to seek to improve the efficiency and life of these buildings. As a milestone to the observation, LEED managed to expand its certifications by adding to the already known as LEED BD+C (Building Design and Construction), certification for existing buildings: LEED O+M (Operations and Maintenance), in addition to other certifications such as LEED ID+C (Interior Design and Construction), LEED Residential, LEED C+C (Cities and Communities) y LEED Recertification.

What is the goal of LEED O+M?
In this context, the rating system LEED aims to examine and classify buildings according to energy and environmental requirements; and the system LEED O+M offers to the buildings existing the opportunity to improve everything from operations to the care of the building as a whole. To this end, it is important that the property be in operation and fully occupied for at least one year. The implementation project may be subject to improvement works, little or no construction.
