Proudly American Industries Real Estate as an ESG partner (Environmental, Social and Governance certification process, enables in the certification process LEED O+M a 7 industrial warehouses in Mexico, representing a total of 1,096,633 square feet, with certifications expected to be obtained from Silver y Gold.
What is LEED O+M?
The rating system LEED O+M is a set of standards for performance. This system encourages owners and operators to implement improved practices sustainable and reduce the environmental impact of its buildings during their useful life.
Specifically, the rating system LEED O+M addresses the following:
- Maintenance of the exterior of the building.
- Water use.
- Energy use.
- Preferred green products and practices for cleaning and facility modifications.
- Sustainable management of waste streams and input purchases.
- Maintenance of indoor environmental quality.
- Policies, programs and plans for ongoing operations.
- Regional considerations.
- Innovation in operations.
What is the origin of LEED O+M?
In the world there are several certifications that support the improvement of the longevity of buildings and their impacts, such as the Leadership in Energy and Sustainable Design certification, better known as LEED (Leadership in Energy and Environmental Design (Leadership in Energy and Sustainable Design), which is one of the most recognized in the Americas.
In the best cases, if a building is constructed within the parameters of one of the certifications such as LEEDThe life span of the equipment, together with a good construction design, care and maintenance, can be increased exponentially; however, certifications such as LEED are young programs from the late nineteenth and early twentieth centuries, so a large number of existing buildings are not part of the sustainable premise, or at least not with a certification that makes them recognizable as such.
A building can be considered as a living entity in matter, after all, it has a life cycle. Depending on its maintenance and proper handling, its useful life may be extended or shortened.
This topic was foreseen in the 2000's by USGBC (U.S. Green Building Council, USGBC) to seek to improve the efficiency and life of these buildings. As a milestone to the observation, LEED managed to expand its certifications by adding to the already known as LEED BD+C (Building Design and Construction), certification for existing buildings: LEED O+M (Operations and Maintenance), in addition to other certifications such as LEED ID+C (Interior Design and Construction), LEED Residential, LEED C+C (Cities and Communities) y LEED Recertification.
The premises of certification improvement LEED included consideration of all phases of transformation of the construction industry, spread across hundreds of construction tools and evaluation green, developed for measure sustainability objectives in the construction industry and to compare with best practices and other green certification standards based on aspects and management.
In continuity with the certifications to improve an existing building and certify it for the first time, several factors are taken into account such as the current use of the building, its operation in time and form, its consumption, waste, users and socio-environmental impacts.
What is the goal of LEED O+M?
In this context, the rating system LEED aims to examine and classify buildings according to energy and environmental requirements; and the system LEED O+M offers to the buildings existing the opportunity to improve everything from operations to the care of the building as a whole. To this end, it is important that the property be in operation and fully occupied for at least one year. The implementation project may be subject to improvement works, little or no construction.
By focusing on sustainable performance and results-oriented strategies, LEED O+M also helps to maintain high-performance buildings. It should be considered that it can take up to 80 years to offset the impacts of demolishing an existing building and constructing a new one, even if the resulting building is extremely energy efficient; however, it is worth mentioning that a large number of older buildings around the world are considered inefficient and continue to strain resources, however, if special attention is paid to certification. LEED O+M, building operations and maintenance could be made more efficient.
"It's taking into account how the construction industry influences the environment by using different materials and sources during the entire life cycle of the building."
It is a commitment to American Industries Real Estate to local and global society, contribute to the minimization of impacts and continue to be part of the philosophy of caring, maintaining and repairing to restore the balance of the environment.
